Why Pattaya has so many good secondhand deals

Many condos in Pattaya are bought purely for short-term rental or seasonal use. When a lease ends or the owner sells the unit, the furniture and appliances inside are often sold off as a whole set well below market price, because the owner wants to clear the room fast before handover.

Unlike Bangkok, where sellers often wait for the price they want, many Pattaya sellers work against a hard deadline — out by end of month. Buyers who reach out close to that deadline usually have unusually strong negotiating leverage.

Condo handover season: the best window to buy

New condos in Pattaya and Si Racha tend to hand over ownership in large batches once construction phases finish. A few months after handover, owners who had been renting out the previous unit often swap in all-new furniture and sell the old set — this is the easiest window to find good-quality sofas, beds and appliances cheap.

Seasonal tourism demand

November to February is high season for tourists and long-stay winter visitors, and demand for furniture and appliances for short-term rentals spikes accordingly, pushing secondhand prices up. During low season (May-September), when rain is heavy and visitor numbers drop, sellers are far more willing to cut prices to clear stock before the rains set in.

Ask to see the lease or proof of ownership before transferring money, and schedule the pickup during juristic office hours so a building staff member can serve as a witness if a dispute arises.

Avoid sending a deposit for large items you haven't seen in person; Pattaya sees a heavy flow of tourists and strangers passing through. Meeting in the condo lobby or the parcel pickup point is safer than going up to a stranger's unit alone.
