Renting an apartment or house in Myanmar: advance rent, contracts and furnishings
Myanmar's rental market differs from many countries in that paying several months' rent upfront is common. Understanding the terms helps you plan secondhand furniture and appliance deals when moving in and out.

Advance rent and lease length
In Yangon and other cities, landlords often ask for six months or a year of rent in advance. Write the amount, period and refund terms for early termination clearly in the contract.
Agents usually charge a fee; agree who pays how much beforehand.
Before moving in, check
- Meter type (prepaid or postpaid) and any unpaid bills
- Whether a generator runs during outages and how costs are shared
- Water supply, tank and pump condition
- A list and photos of included furniture and appliances
Furniture and appliances when you leave
Photograph which items belong to the landlord and which are yours when you sign, and there will be no disputes later. List your own furniture on Near Dee three to four weeks before moving to sell to the next tenant or neighbours.
Even when handing items to the next tenant, record the price and handover date in the chat.
